Putting your home on the market before you find another

If you receive an offer, you may also be in a stronger position when making an offer of your own. But the buyer will want to understand your likely timescale, so be open about your onward plans.
An accepted offer is not the same as a completed sale. In England, a normal property sale is not legally binding until contracts are exchanged. What if you accept an offer but have not found a new home?

Can you sell and buy on the same day?

Start with a realistic valuation and work out what you may have available after repaying your mortgage and paying selling costs. Decide whether you would rather wait for the right onward home or keep a temporary housing option available. Then tell your agent your priorities: price, speed, or flexibility.
