The total cost of selling a house depends on the property, the services you choose and your mortgage or legal position. Planning the main expenses early helps you calculate the likely proceeds from the sale and compare options more accurately.

Estate agent fees

Estate agents usually charge a percentage of the final sale price, although some offer a fixed fee. Check whether VAT is included and what the service covers. Photography, floorplans, portal advertising, viewings, negotiation and sales progression should all be discussed before you sign an agreement.

A cheaper fee is not always the lowest overall cost. Weak marketing, poor negotiation or limited support can affect the sale price and increase the risk of delays.

Conveyancing costs

Other possible costs

Depending on your circumstances, you may also need to budget for specialist reports, indemnity insurance, removals insurance, storage or temporary accommodation. Sellers normally do not pay Stamp Duty on the property they sell, but they may pay it on a new purchase.

Start with a realistic expected sale price, then subtract the mortgage balance, estate agent fee, conveyancing costs and other expected expenses. Keep a contingency for unexpected legal or moving costs.
