How to Choose the Right Estate Agent
Choosing an estate agent is one of the most important decisions in a property sale. The right agent should understand your home, communicate clearly and manage the process from valuation to completion. A low fee or an impressive valuation can be attractive, but neither tells you how the service will perform when the sale becomes complicated.
Compare the evidence behind the valuation
Ask each agent to explain how they reached their suggested price. Useful evidence includes genuinely comparable recent sales, competing properties and current demand from active buyers. Your home may have features that justify a different figure, but the reasoning should still be clear.
Be cautious if one valuation is much higher than the others without a convincing explanation. Launching too high can reduce early interest and lead to price reductions later.
Look carefully at the marketing
Review the agent’s current listings. Are the photographs bright and professional? Are floor plans clear? Do descriptions explain what matters to buyers, or do they rely on generic phrases? Does the agent offer useful tools such as immersive 3D tours?
Your property will compete online, so presentation is not a cosmetic extra. It determines whether a buyer stops scrolling, understands the home and books a viewing.
Understand who will handle your sale
The person who values the property may not be the person who conducts viewings or progresses the transaction. Ask who your regular contact will be and how responsibilities are shared across the team.
A good service should not disappear after an offer is accepted. Sales progression—communicating with buyers, solicitors, surveyors and other agents—is essential to maintaining momentum.
Ask how buyers and offers are qualified
A serious offer is more than a number. The agent should establish how the purchase will be funded, whether the buyer has a property to sell, the status of any chain and whether a mortgage agreement in principle is available.
This information allows you to compare the certainty and timing of different offers, not just their headline value.
Check the contract before signing
Read the agreement carefully and ask about:
the total fee and when it becomes payable;
whether VAT and marketing costs are included;
sole-agency or sole-selling-rights clauses;
the minimum contract period;
the notice period;
withdrawal or cancellation charges; and
what happens if a buyer introduced by the agent purchases later.
Do not rely on verbal assurances. Any important promise should be reflected in the written agreement.
Evaluate communication, not just presentation
Notice how promptly and clearly the agent responds before you instruct them. Ask how often you will receive updates, when viewing feedback is provided and how they will contact you if the marketing strategy needs to change.
The right agent should be confident enough to give honest advice and attentive enough to understand your priorities.
Consider local knowledge in practical terms
Local knowledge should mean more than recognising street names. An agent should understand which property features buyers value, common questions about transport and amenities, relevant differences between nearby areas and how demand changes by price range.
They should also know how to present your home to buyers moving from outside the area without making unsupported claims.

The best choice is usually the agent whose pricing, marketing and communication plan makes the most sense—not automatically the cheapest fee or highest suggested price.
