Should You Renovate Before Selling Your Home?

If you are thinking of selling, it is easy to start making a list of everything you would change about your home. But a new kitchen, bathroom or extension is a significant expense — and it may not be what buyers value most.

Before committing to major work, it helps to look at the property as it stands and decide which improvements will make it easier to present and sell.

Start with condition, not a wish list

Buyers will notice problems that suggest a home has not been maintained: a leak, damaged surfaces, doors that do not close properly or an overgrown entrance. Dealing with straightforward repairs can help buyers focus on the property rather than the work they might need to do.

Presentation matters too. A thorough clean, less clutter and well-kept outside space can make rooms easier to understand in photographs and during viewings. These steps do not require a full renovation.

Be careful with expensive upgrades

Your taste may not be the next owner’s taste. Replacing a usable kitchen or bathroom shortly before selling could mean spending money on a design that buyers would have chosen differently.

That does not mean you should never renovate before a sale. If a room is in poor condition, work may be worth considering. The question is whether the cost, time and disruption make sense for your particular home and likely buyers.

Consider your timescale

Renovation can delay the date your home goes on the market. It may also take longer or cost more than expected. If you need to move within a particular timeframe, a smaller programme of repairs and presentation may be more practical.

You can also sell a home that needs updating. The important thing is to present it honestly and set an asking price that reflects its condition.

Get a view before you spend

A property valuation is a useful starting point before making big decisions. We can discuss your home’s condition, recent comparable sales and how it might be presented to buyers. That gives you more context for deciding what, if anything, to improve before listing.
